New Frontiers China Residential LLC, managed by our team, is an opportunity fund focusing on residential developments in China.
The Fund will make capital investments in, and enter into joint ventures with, developers who build high quality mini-condominiums in areas where the prices of homes are more affordable to the local population.
Our team created a unique structure combining the underlying principals of Waterfall Structures and partnership concepts acceptable to the Chinese developers. This structure minimizes the investment risk for our investors and rewards the efforts of our developer partners.
1. Why New Frontiers?
Our team will be dedicated to helping our developer partners maximize the profitability of the project by providing broad-based expertise and knowledge. Our company offers equity investment, market expertise, consulting advice, and a fair profit split.
The most critical period for real estate development is during the entitlement process. We are sure that your team have strong relationships with local communities and can ensure fast entitlement approval. If you think that your management team may lack expertise in financial structuring, marketing research, design, etc., our team will identify and bring this expertise into your development team. We hope to build a strong and symbiotic relationship with your entity so that we can joint venture on multiple projects in the future.
2. Pojects Selection Criteria
We partner with residential developers who are experienced in building high-quality mini-condominiums between 40-100m2 (450 sq.ft.–1100 sq.ft.) per unit. Besides capital commitment, our management team work together with our developer partners, especially focusing on market research, developing concept and design, quality and cost control. Our target projects should have the following characteristics.
1. Residential housing project with over 200 housing units
2. Over 80% housing units are smaller than 100m2
3. With prime location in major cities
4. Entitlement can be completed within 12 months
5. Local developer with proven track record and management expertise
6. Profit margin above 20% and with the potential to be even higher
